The development at 170-174 Te Atatu Road consists of one 2-storey and ten 3-storey residential buildings on one compact site.

The architectural design called for a number of innovative fire engineering solutions including a smoke control system with opening louvres at the top of the shared escape routes (compliance demonstrated with computer modelling), and Alternative Solutions for the single means of escape and a fire rated 'picture frame' to prevent vertical fire spread while maintaining the desired external appearance.
